Hi <Me>,
The house is going to be sided this week. I have a call into Dustin and have forwarded your letter to Rob. Dustin did go in and checked on everything. He took care of the caulking of the vent as I told <My_Wife>.
The other issues were because the J channels were not on. I will ask Dustin about that. I am sure he is as concerned about any water getting in or onto the sheetrock as you are. We do not want to ever do anything twice.
Linda

Linda,

I am still very concerned about the seeming lack of attention paid to
the 4 leaks we pointed out. I know you forwarded our photos and message
to Rob, and I appreciate this, but despite repeated requests,we've
gotten no confirmation that the problems have been resolved. Since I am
not in the construction business, I took the liberty of asking a couple
random builders about the practice of completing the interior work
(insulation + drywall) before completing the exterior and received
confirmation that I in fact should be very concerned. I was told by both
sources that unless the exterior is at least weather wrapped, it cannot
be expected to be water-tight, which we know for a fact that ours is
not. Since the weather wrap was still not completed when we drove by
this weekend I can only assume that there is still water getting into
the now enclosed walls.

I am sure you don't need to be told about the health risks and damage to
our property value that will occur if we end up with mold in the attic
and the 2 afflicted walls. This is precisely why we are extremely upset
at this point that this problem has been received with the
all-too-familiar lackluster response. We brought the issue to your/Rob's
attention as soon as we discovered it with the interest of saving
ourselves, as well as Rob + Dustin additional work. Had they been
addresses as soon as we voiced the concern, it would have been 10
minutes of work to fix all 4, but at this point, the repairs are going
to take significant time and energy.

We peered into the windows on the way by this weekend and it looks like
the painting has been at least started which looks to me that they are
just moving on and forgetting about the water leaks. As I said before I
am very concerned about this entire scenario and cannot simply allow
these leaks to go uncorrected. From your previous email it seems that
steps were taken to re-seal the sewer vent that caused the leak in the
roof but no mention has been made of any sort of resolution for the
other three leaks (lower corners of the 2 dining room windows and in the
garage-side wall of the back bedroom). We need to come up with a
resolution that is totalitarian in nature and assures that no moisture
is trapped in the attic or walls.

Ultimately, I need to have some sort of confirmation, and preferably
proof that the leaks have been fixed, and that the water that entered
the house during the last several rain storms is not still resident in
the walls. Please come back to us with some sort of resolution, or
suggested course of action that will result in an amicable resolution to
this very serious problem.

Rob,
I've not heard back from Linda about whether or not the two leaks in the
back bedroom have been addressed and since the drywall seems to be up, I'm
very concerned about the water damage and mold that could result from
today's rain.

If you could let me know whether this is still a pending issue it would be
greatly appreciated. Also, if you need a description of exactly where the
water was penetrating, I'd be happy to provide it.

HI <My_Wife>, I spoke with Dustin and he did take care of the problem. He takes care of these houses like they are his own. He is one of the best foremen that I have ever worked with. I mentioned it to him the day we met and he took care of it right away. So should not be a problem at all. I appreciate your concern. No one else in Lake Meadows has any problems with leaks at this point. It has to pass all NY State Building Codes.
Have a good day!
Linda

Hi Linda,
This was taken the weekend before we met with you...that is why we made an appointment to see you so that all of the leaks would be fixed. Since the siding isn't up and there is no weather protectant on the side walls, we are very concerned that the water will continue to leak in... now that the insulation and sheet rock are up, we will probably get mold. Please see what you can do.

Thanks!

Cheers,
<My_Wife>

Hi <My_Wife>, I was told by Dustin that he caucked this pipe in the bedroom that was the vent pipe coming out of the roof. When was this picture taken? I did forward these to Rob.

Hi Linda,

Here's another picture...this will show you the water on the pipe in the back bedroom... I hope now you can see why we're concerned that mold may develop if these issues aren't fixed. Especially since the insulation and sheetrock are up and there is no weather protecting or siding up outside.

Please give us an update on whether or not these issues will be fixed.

Thanks,
<My_Wife>

Hi Linda,

I just wanted to follow up and see if you've heard back from Dustin to see if he found the two leaks in the bedroom that we were referring to. Can you confirm that he fixed the leak? Since the sheet rock and insulation is already done, and no siding up yet...we're worried that we may have mold issues in the future if water is seeping in.

Thanks Linda for your help!

Cheers,
<My_Wife>

Hi <My_Wife>, I let Dustin know about the leaks and he said the dining room was because the "J" chanel was not on yet.. he would check out the the bedroom leak. Thanks for the e-mail.
Now he also ask that you stay out of the house :) Things should be moving along. I will keep you informed. Give me a call in a few weeks and I will be happy to get you in again.

Hi Linda,

I just wanted to follow up on our meeting yesterday... were you able to get a hold of Dustin to inform him of the following:

1. The two leaks in the upstairs back bedroom (shares garage wall, and pipe that goes out the ceiling - middle of the room)
2. The two front windows in the dining room had leaks as well

Thanks for your help.

Cheers,
<My_Wife>
